Prices are based upon square footage of the dwelling, and price will fluctuate based upon size and additional structures.
Base price is based upon total square feet, which may be different than that listed typically at the top of a standard listing.
Prices above this sq.ft. standard will vary, call for quote.
*Typical range of operations is within a 30 mile radius of Seattle - call for additional fee for travel outside this general area. Typically a $75-100 trip fee will be added for areas outside of this radius. Additional fees will also apply for ferry trips.
Services defined for clarity. All inspections cover most components, spaces and features of a dwelling readily/safely accessible and operational for inspection. Some exceptions may include accessory or specialty items such as but not limited to sprinkler systems, swimming pools/hot tubs, sheds, alarm systems...
Full Inspection: (This is a standard home inspections which will include a full written report with photos. This is typical in a 'pending inspection' condition or when a written document would be helpful. Legally this is the only type of inspection that constitutes an actual inspection according to the state of WA, and must be performed if the dwelling is in contract.)
*House / townhouse up to 1500 sq.ft. - $550.00
*Condo up to 1000 sq.ft. - $385.00
*Duplex up to 2000 sq.ft. - $725.00
*Call for exact price or for larger than 2000 total sq.ft.

Pre Offer Consultation: (This is a walk through consultation of the dwelling with no written report offered. Client may take notes. Physical inspection is the same as the full inspection as listed above. Typically used when entering a multiple offer situation when information about a dwelling is desired or can be used by a homeowner wanting information about the house he or she owns. This is not considered an inspection by the state of WA and cannot be offered if house is in contract with seller having accepted an offer.)
*House, Townhouse or Condo up to 2000 sq.ft. - $350.00 (Price for up to 1000 sq.ft studio type condo units may be $300)
2500 sq.ft. - $375.00
3000 sq.ft. - $395.00
over 3000 sq.ft. - call
*The cost of the pre offer consult will be applied to a future full inspection, on the same house, if you take ownership and want a full written inspection. There will be an added $100.00 return trip fee.
**Cancellation policy - Within 24 hours = $75.00 fee.
Within 12 hours of scheduled start time = Half of inspection fee.
